Property Management

Rent, Insurance and Service Charge Collection

We act on all types of commercial properties arranging to collect rent, insurance and service charges on behalf of Landlords of premises.  We then process the payments, settle any accounts to be paid out of this money and forward the balance to the Landlords.

In total we manage in excess of 700 properties for clients from individuals through Trust Funds to Property Companies.  Properties that we manage range from car parking spaces and lock up garages to High Street shops, prime office and industrial units and anything in between.

Service Charge Administration

This can be undertaken in line with the collection of rent and insurance or as a separate entity for Properties such as Business Parks where exterior common parts are maintained by a Management Company on behalf of the freeholders of the premises.

We arrange for contracts with relevant companies, review these and monitor the work, collect the contributions, pay invoices and prepare accounts and budgets as required.

Positive Asset Management

We will review your current Property Portfolio and advise on opportunities to maximise the income produced from the Portfolio to ensure the best possible return from the Properties that you hold.  This could include advising on refurbishment or redevelopment of the property or possible alternative uses of the premises.

This may also include selling properties that are under performing and purchasing new premises that will.

Dilapidation Advice

This can begin before occupation of the property commences by the preparation of a Schedule of Condition to ensure that the condition of the property is noted and agreed prior to occupation by the Tenant.

At the expiry of the lease, when acting for Landlords we can prepare and serve a Schedule of Dilapidations on the Tenant, negotiate settlement of the same and arrange for works to be undertaken should this be required.

When advising Tenants we can comment on the Schedule of Dilapidations and negotiate a cost effective settlement for you.
